What a Texas Homeowners Policy Actually Covers After Water or Fire Damage

Most standard Texas homeowners policies draw the same line: sudden and accidental damage is covered, gradual damage and deferred maintenance are not. A supply line that bursts on a Tuesday is a covered loss. The same line seeping behind a cabinet for eight months, with the resulting rot and mold, very often isn't.

Two things follow from that. First, the cause matters more than the damage. Second, the documentation created in the first hours is what establishes the cause, which is why we photograph and take moisture readings before we touch anything on a job site.

Fire claims tend to be broader. Fire, smoke, and soot damage are covered under standard policies, and so is the water that firefighters put into the structure. What surprises people is how far a smoke claim reaches: soot travels through the HVAC system, and odor absorbs into drywall, insulation, and framing well beyond the burn area. If those areas aren't scoped and documented at the outset, they end up as a supplemental claim, or as an out-of-pocket cost after everyone has moved on.

Flood is the significant exception. Rising surface water, including a creek or river leaving its banks, is excluded from a standard homeowners policy and requires separate flood coverage. That distinction matters a great deal in New Braunfels, Seguin, and along the Hill Country creeks, where the difference between wind-driven rain through a damaged roof and rising water from outside is the difference between a paid claim and a denied one. It's also why the first written description of the loss should be accurate rather than approximate.

A few practical things help every claim: report promptly, take photographs before cleanup, keep receipts for anything you buy or any lodging you need, don't dispose of damaged material until it's been documented, and get an independent written scope rather than relying only on the carrier's estimate.

We handle this part of the job on nearly every project: photos, moisture logs, contents inventory, and a written scope sent directly to your adjuster. It's included, and it's usually the difference between a claim that moves and one that stalls. Call (210) 300-4038 and we'll walk you through it.
